Responsibilities:
Review all mechanical subcontractor Maintenance Job Plans and PM schedules within 30 days
Validate subcontractor work schedules against the agreed PM frequency matrix
Establish chiller plant efficiency baseline by Day 30; target ≤0.55 kW/TR at peak load
Lead Zamzam pump FMEA and contribute to the SPOF audit for all mechanical systems
Define MTTR targets for Zamzam (≤2 hrs), Chillers (≤4 hrs) and Escalators (≤2 hrs)
Review AHU fan schedules, CO2/occupancy-based VAV capability and BMS-automated setback for HVAC demand control
Lead predictive maintenance integration for chiller performance degradation monitoring (Delta-T, COP, vibration)
Conduct thermal zoning review identifying overcooling and recommending setpoint corrections
Participate in the Construction-to-O&M Handover inspections for mechanical systems
Support asset criticality ranking and RCM analysis for Tier-1 mechanical assets
Contribute to peak-season surge maintenance scheduling for mechanical services
Participate in pre-season inspection protocols and crisis simulation exercises
Review all electrical subcontractor Maintenance Job Plans and PM schedules within 30 days
Lead the HV/LV electrical distribution FMEA and emergency generator SPOF audit
Embed MTTR target for emergency generators at ≤30 minutes (ATS) in subcontracts
Conduct power factor correction survey across all MV/LV switchboards; target PF ≥0.95
Lead thermographic inspection programme for all transformers and HV/LV switchgear
Conduct sub-metering audit: verify all major energy consumers are individually sub-metered
Review and optimise LED transition audit: identify non-LED luminaires targeting 100% LED by contract end
Review lighting control automation: daylight harvesting, occupancy-based control and circadian schedules
Lead integration of BMS/SCADA fire alarm and access control sequences into automation review
Support fire and life-safety system weekly/monthly automated test routine implementation
Participate in Construction-to-O&M Handover inspections for all electrical systems
Participate in RCM analysis for all Tier-1 electrical and life-safety assets
